300 Ivy is a mixed-use development of urban homes and shops that is part of the ongoing repair of an area torn by the damage and demolition of the Central Freeway.

Just a block from Octavia Boulevard—a boutique retail corridor— the development brings 63 new flats and townhouses to the Hayes Valley neighborhood. With prominent corners at both Ivy and Grove, the main face of the building lines busy Gough Street with a syncopated facade that reflects the surrounding urban pattern and scale. Along Gough, the ground floor is set back to make room for lively storefronts and a broadened sidewalk offering an upgraded pedestrian experience. At Grove, ground-floor homes with residential stoops connect directly to the street.

Along the quieter Ivy Street, the building changes tone with a row of five shingled three-story townhouses accessed from the alley. The building’s main entry is sited on this quieter street, demarcated by a custom glass-and-steel gate that opens onto a deep landscaped courtyard. This sequence helps create a peaceful transition for residents and guests entering and leaving the building.

In response to the central, transit-rich location, this project is “parking lite,” with one car parking space provided for every two units. An enclosed bike station—secured by sliding barn doors—is sited conveniently at the building lobby, a transparent, glassy space distinguished by a custom redwood front door.

A large rooftop deck includes an outdoor kitchen and dining space, a sunbathing area, and planters for urban agriculture as well as modern furniture designed and fabricated locally by OHIO Design.

In response to the central, transit-rich location, the building features limited parking—one automobile space for every two units.
