370 Townsend Street

370 Townsend Street is an unbuilt design for a mixed-use live+work building at the edge of San Francisco’s SOMA district.

This project proposes the new construction of a five story commercial and live/work building at 370 Townsend Street. This site represents the important transition at the edge of the south of market district, facing the new mission bay development and the Caltrain yard at the fourth and Townsend station. This design responds to its site conditions in three primary ways: use, physical design, and character at the property line. 

The project responds to the diversity of use in the surrounding neighborhood. Immediate neighbors to the project are a live/work structure (to the west) and office (to the east). This design combines both uses, with commercial ground and second floors, below three stories of live/work lofts. The pattern of structural bays is related to the warehouse structures in the neighborhood, while the glass balconies and the penthouse structure are more contemporary in design. This combination helps the design hold its own against the aggressively volumed adjacent live/work building.
