The 3.4-acre development at the base of Potrero Hill seamlessly bridges the commercial urban edge to the northwest and the residential fabric of Potrero’s north slope.
Oriented around a dynamic meandering passageway that follows the path of an undergrounded creek and rail line, the development offers a generous green heart open to the public while remaining responsive to the varied conditions—industrial, civic, residential—at each of the site edges.
A mixed-use building anchors the northwest corner, delineating the community’s entry point via a vibrant mid-block passage. Residential buildings—Mason West and Mason East—flank this paseo greenway, which was designed by Fletcher Studio and is dotted with imaginative seating and social spaces. An additional mid-block passage creates space between the adjacent school from the housing and adds a connection that intersects with the greenway at the central plaza.
Facing the adjacent Anchor Steam brewery, the west edge features a robust industrial elevation and offers neighborhood-serving repair and maker spaces and street seating.
At the top of the hill, the site’s eastern edge responds to facing townhouses with modulated bays and residential stoops that link directly to the sidewalk. Embedding the garage in the steep hillside freed space for active uses.
