OME (pronounced like “home”) is set back at both Folsom Street to the southeast and Clementina Alley to the northwest, creating widened sidewalks at both sides. The efficient design maximizes a tight lot and offers connectivity through the site with two equal frontages that respond to very different urban contexts.
A bold elevation with a prominent ground-floor commercial and second-level office spaces fronts the high-density, high-traffic Folsom Street. To the rear, the Clementina Alley elevation features the primary residential entry, tiered terraces, and more intimately scaled retail space for a neighborhood feel.
Inside, a block-spanning entry corridor links the larger street to the smaller alley through the building. At Clementina, a garage entrance provides access to nine parking spaces.
Above the second level, a full floor of flexible high-tech office space is illuminated by a glass face at Folsom and by a lightwell that echoes the neighboring building’s lightwell. Additionally, the office space opens to a shared terrace.
The two commercial stories are topped by four levels of micro-unit homes, ranging from 290 to 350 sf. Most of these units included a split bath, a convenience for when there is more than one resident.
Southeast-facing studios on Folsom Street feature vertical and horizontal sunshades. Six of the larger studios—four at the third level and two at the sixth level—enjoy private decks overlooking quiet Clementina Street. The 16 interior units face onto a sunny central courtyard.
Communal spaces include a third-level terrace and a sixth level community room, laundry lounge, and outdoor roof deck facing Folsom that offers sweeping city and bay views.
