The Emeryville Warehouse at 1500 Park Avenue was originally constructed in 1925 for a fruit-drying company. The existing building, made of steel-reinforced poured-in-place concrete, totaled 158,185 square feet. We divided this structure into airy lofts featuring raised sleeping platforms, open kitchen-living areas, walk-in closets, custom kitchen and bathroom casework, and other amenities. New construction consists of a three-story structure containing seven double-height street-level lofts featuring roll-up doors as well as 15 second-floor studio lofts. A five-story parking garage has also been added. The ground level has a pedestrian colonnade fronting Park Avenue.
Residents and visitors enter the double-height public lobby, which includes custom elevator cabs and polished concrete floors, through a large landscaped courtyard featuring towering palms and a five-story waterfall wall fountain.
The building’s exterior upgrades include new aluminum windows, a new roof, renovated exterior walls, and an open-air, raised roof deck. The interior received a seismic upgrade including new concrete shear walls, new plumbing and electrical systems, a new fire sprinkler system, a new smoke and fire alarm system, a state-of-the-art card-reading security system, a new intercom system, and a cat 5 network for computers and media services. The new fifth floor has three penthouse lofts, with a private elevator entrance, and the second stories of the six townhouse lofts. The townhouse lofts span the fourth and fifth floors of the building, and include two bedrooms and two bathrooms. All of the townhouse lofts have private roof terraces.
This liner building fronts the wrapped parking garage behind. On the ground floor 25' wide Flex lofts at street level are occupied by businesses such as an architectural office, a salon, and a pilates studio.
